The Quayle, named after the historic building’s architect and once known as the 1st Avenue Hotel, is a 102-unit, 100% affordable redevelopment project whose residents earn a maximum 60% area median income. The development includes an addition to a designated historic structure that required coordination and compliance with Denver Landmark, History Colorado, and the National Parks Service. This landmark project will also include nearly 11,000 square feet of retail on the main level to serve and reinvigorate the once abandoned and condemned building.
Lucero brought the opportunity and assisted ownership with the receiver and the bankruptcy the bidding process. Lucero was an instrumental member of the development team and lead zoning, affordable housing negotiations, complex public and private finance mechanisms, landmarks and public affairs to obtain neighborhood, business, and city council support.
